Home inspections protect you when buying Highlands real estate.  In fact, a home inspection can also add value for home buyers.  A home purchase is a big investment.  As a result due diligence is an essential element in making a wise investment.  The home inspector will determine the health and condition of a home, often revealing issues that you may not have noticed otherwise.  The checklist provides important information to have prior to arriving at the closing table.  Your Highlands REALTOR should always make sure that a home inspection contingency is included in your contract to purchase a home.

If you do not see an inspection contingency in your contract you must mention this to your  REALTOR.  The home inspector will examine all of the important elements of a home, including structure and systems.  From the foundation to the roof, and the plumbing to the electrical, everything that can be accessed in a home will be reviewed. One important thing to realize is that every home inspection will reveal flaws or issues, regardless of whether the home is new or old.  It is the big items, like cracks in the foundation or holes in the roof, that will give you pause to negotiate further.
