Perhaps you have considered investing in real estate if you can find a great deal. Many have said they want to wait until the market bottoms out. The question is “How do you know when it is at the bottom?” The answer is “You don’t know when it has hit bottom until it starts to go back up”.
You will be surprised at the number of incredible buys that have been made in Highlands. There are still only a few foreclosures compared to other areas of the country, but there are some out there. Because there are so few buyers and so many available properties, sellers are getting tired of waiting. Many paid cash for their homes, but their time to be in Highlands has come and gone. With the market dragging for the past 4 years, sellers are realizing that if they want to sell in the current market, they are looking at an average of 30% + less value than 5 years ago. This is driving the market prices down, but creating opportunities we thought we’d never see.
One of the greatest advantages to selling today is when you want to buy another property that suits your wants and needs. If you sell now, you most likely will sell low, however if you re-purchase you will have many exceptional opportunities to buy at the lowest prices we’ve seen in many years. We have been so busy – it looks like our buyers have returned earlier than usual, and maybe I have some spring fever!! The Old Edwards Inn was sold out for St. Patrick’s Day Weekend, and it’s hard to believe this is only March. All of the Bradford pear trees are in bloom–turning green after their beautiful white. I see hosta, day lilies and cinnamon ferns breaking through the ground everywhere, the golf fairways are emerald green and the chipmunks are scurrying across the roads already.
The National Association of Realtors is predicting existing-home sales will jump 7 to 10 percent in 2012 to the highest level in five years, based on an “uneven but higher sales pattern” so far this year. In its latest economic forecast, NAR predicts existing-home sales will total 4.65 million in 2012, up 9.1 percent from last year. That forecast assumes that the U.S. economy will grow at a 2.3 percent annual rate and add 2.7 million jobs this year. Based on the volume of traffic we are seeing here in Highlands and Cashiers and the amount of showings, we think that our area will far exceed the NAR’s predictions.In case you have not heard, Barron’s recently published an article “20 Best Places for Second Homes” and Highlands NC made the list for the first time. Placed in the number 14 position, making the Barron’s list is quite an accolade for Highlands NC. Barron’s notes that Highlands NC is becoming a noted destination for its spa (Old Edwards Inn & Spa noted as a top spa from Condé Nast Traveler), as well as its unique shopping, spectacular views, outdoor activities, and top notch golf. There is much history between these women. They both moved to Highlands in the mid 1980’s when both Kimball and Michaud were hired by Johnny White to sell Highlands Falls Country Club. As of 1996, this team had sold out Highlands Falls Country Club. Kimball bought the real estate firm from the developer of Highlands Falls and proceeded into the general real estate business under the name of Signature Properties. After 22 years of service to Signature Properties, Judy had the opportunity to purchase the already successful real estate firm of Meadows Mountain Realty. Her motivation was to have a business of her own, along with her daughters Patricia Michaud Cox and Michelle Michaud Muraco, both of whom work with her and play a significant role in the success of Meadows Mountain Realty. Kimball fully supported Michaud in her endeavor and they have always remained close friends.
Their simple explanation for this move is that “we were unique apart and powerful together”. Kimball and Michaud both said, “It is truly a blessing for us to be working together again”.
Their plan is to combine the best of what both firms have to offer into one dynamic real estate firm.
